Columbia Threadneedle Investments announced today the launch of the CT (Lux) Global Real Estate Securities Fund, a UCITS fund domiciled in Luxembourg whose aim is to outperform the FTSE EPRA Nareit Developed NR index.
The strategy seeks to take advantage of valuation inefficiencies in the global listed real estate markets through a high conviction relative value approach.
Managed by Alban Lhonneur, the fund applies a conviction-based extended alpha strategy that combines approximately 130% long exposure and 30% short exposure in listed real estate stocks and REITs. This structure allows managers to express both positive and negative views in a universe of over 350 real estate companies.
Stock selection is based on research and valuation, with decisions driven by bottom-up and comparative analysis. By combining corporate information from similar companies with thematic perspectives, the team seeks to identify inefficiencies and build a high conviction portfolio.
According to the firm, the fund has one of the most experienced teams in Europe in listed real estate, with a solid track record in extended alpha, long only and market neutral strategies. Among their references stand out the management of the oldest real estate securities hedge fund in Europe and the TR Property Investment Trust, the largest European investment trust in real estate stocks.
The launch reflects Columbia Threadneedle's confidence in the prospects of REITs, backed by conservative balance sheets, solid cash flows in sectors with limited supply and signs of rental growth in prime assets across all segments.
