Building on the success of its two previous real estate vehicles – FONCIERE QUAERO I (€100m) and EDUCATIO (€200m) – Quaero Capital has announced the successful first closing of its third real estate fund, “FONCIERE QUAERO II”, raising €19m from leading institutional investors. The fund targets €125m in equity, enabling total investments of up to €250m.
Structured as an SLP, classified as Article 8 under the SFDR regulation, and ISR-labelled, FONCIERE QUAERO II continues Quaero Capital's value-added real estate strategy. The firm currently manages over €300m in real estate assets within a broader group overseeing €3.8bn in assets under management.
The investment strategy focuses on commercial real estate assets located in city centres, in Paris and major regional metropolitan areas, with the objective of restructuring and repositioning them sustainably to enhance their attractiveness, functionality and environmental performance. Through this new fund, Quaero Capital will prioritise the transformation of existing buildings into prime assets, focusing on small- to mid-sized properties and adapting the use of each building – including offices, managed residential, hospitality and education real estate – as part of a demanding environmental approach based on a “brown-to-green” strategy aimed at achieving the highest standards.
A first investment has already been secured in Paris’s 10th arrondissement – a 1,500 sqm building, previously occupied by offices and fashion workshops, will undergo a complete redevelopment into high-end office space. Additional opportunities are currently under exclusivity in Paris and in regional cities.
FONCIERE QUAERO II is supported by a team of 16 professionals, including six real estate investment specialists and three ESG experts. With strong experience in managing complex, high value-added operations, the team covers the entire value creation cycle – from acquisition to the sustainable transformation of assets.
With this first closing, Quaero Capital confirms the continued confidence of major institutional investors and continues to deploy its value-added strategy focused on the responsible transformation of commercial real estate assets in city centres.
